I am going to emigrate

Hello Martin

I need some serious advice. I am going to emigrate & want to go in late august. My house is on the market & has had some good interest but no good enough offers yet. I am now looking in to rental as time is getting on. I have heard such horror stories from friends about what has happened to them when they rent its scary.

I need to know the following & anything else you might think is useful

Can you recommend a good rental management company for my area who will manage while I am abroad?
What should they be doing for me?
What are the checks that they need to be do on tenants?
How do I get good quality tenants?

I've known people who tenants have defaulted & the done a runner with all the furnishings & wrecked the place. How do people get away with this & more importantly how do I avoid this?

These days we can be traced so easily if we do anything wrong so this amazes me, is it really that easy to get away with this, am I missing something?
